Terms of Service
These Terms govern your use of Modulbroker’s website and marketplace services. By creating an account or using the platform, you agree to these Terms.
1. The platform
Modulbroker is a multi-vendor marketplace connecting buyers with manufacturers and service providers of modular homes and related services. We facilitate discovery, messaging, orders, and payments. Unless stated otherwise, Modulbroker is not the seller of the homes or services listed by vendors.
2. Accounts
- You must provide accurate information and keep your login secure.
- Buyers and vendors have different capabilities; vendors may need KYC/approval before listing.
- You are responsible for activity under your account.
3. Vendor responsibilities
- Listings and quotes must be accurate and lawful.
- Vendors must honour accepted orders and communicate delays promptly.
- Payouts require a connected eligible payment account (e.g. PayPal) and compliance with platform rules.
4. Buyer responsibilities
- Use messaging and buy requests in good faith.
- Pay agreed amounts through supported checkout methods.
- Do not attempt to circumvent platform fees where applicable.
5. Payments, fees & refunds
Payments are processed by PayPal or other supported providers. Platform commissions and payout hold periods may apply as configured by Modulbroker. Refunds follow the payment provider’s process and any order-specific agreement between buyer and vendor, subject to platform review for disputes.
6. Prohibited use
- Fraud, scams, or misleading listings
- Harassment or abusive messaging
- Uploading malware or attempting to breach security
- Using the platform for illegal products/services
7. Intellectual property
Modulbroker branding, UI, and platform code are owned by Modulbroker. Listing content remains owned by the uploading vendor, who grants Modulbroker a licence to display it on the marketplace.
8. Liability
The marketplace is provided “as is”. To the fullest extent permitted by law, Modulbroker is not liable for disputes between buyers and vendors, construction quality of homes sold by vendors, or indirect damages. Nothing in these Terms limits liability that cannot be limited under applicable law.
9. Privacy
Personal data is handled according to our Privacy Policy and Cookie Policy.
10. Suspension & termination
We may suspend or terminate accounts that violate these Terms, create risk, or fail KYC/payment requirements. You may close your account by contacting support.
11. Changes
We may update these Terms. Continued use after updates constitutes acceptance of the revised Terms.
